Candidates must have the required qualifications to be considered for the position. The salary offer will be based on the candidate’s experience in the exact or comparable position and additional preferred qualifications will be considered.

Purpose of Position: The Project Manager of Design & Construction provides direct supervision of various RiseBoro affordable housing multi-family construction projects under the supervision of the Director of Design and Construction. This includes reviewing design and energy performance in predevelopment, attending construction meetings and monitoring projects under construction ensuring they get built on budget and schedule and according to specifications.

Schedule: Monday-Friday 9am-5pm

Salary: $70,000.00 - $85,000.00

Roles, Responsibilities and Essential Duties:

  • Predevelopment Phase: review schematic design, design development and construction documents; review prospective projects for Energy Performance

  • Construction Phase: attend construction meetings, produce monthly reports for ownership, review monthly requisitions and invoices, ensure construction details are properly completed in the field, perform built certifications, punch list and Quality Assurance,

  • Assist Development team in ensuring constructability, conformance to RiseBoro Basis of Design, and energy performance

  • Ensure conformance with various sustainability programs, including Enterprise Green Communities, NYSERDA, PHIUS, Energy Star, including:

  • Pre-Construction- review of plans/specifications

  • Construction- Open Wall Inspections, compliance with plans

  • Post Construction- monitor testing/results.

  • Manage both new construction and renovation projects

  • Track and manage contractor schedule to assure timely delivery of projects

  • Review change orders and implement cost savings measures to deliver construction projects within budget

  • Review means and methods of contractors to confirm conformance with construction documents

  • Produce monthly reports tracking key data points in construction process

  • Review and comment on bids for new construction, rehab, and capital improvement projects

  • Other duties as assigned

    Competencies:

  • At least 3 years' experience in design and construction in New York City preferred

  • Passionate about the affordable housing industry and sustainable building practices

  • Ability to work independently or as part of a team

  • Advanced Excel skills

  • Experience in CAD, REVIT, THERM, and Sketch Up programs preferred

  • Experience in Sustainable Building Design, Passive House preferred

  • Highly organized, detail oriented, and self-motivated

  • Thorough knowledge of construction means and methods used in standard NYC multi-family building

  • Knowledge of local NYC DOB codes and safety regulations

  • Experience in affordable housing using NYC HPD, NYS HCR and other agency building standards and practices

  • Understands basic engineering concepts and building science principles

  • Ability to successfully manage multiple relationships

  • Clear verbal and written communicator, in field and on job site

    Education Experience:

  • Bachelor's Degree in Construction Management, related field; a combination of equivalent education and field experience that provides the required knowledge and skills may be considered qualifying.

  • Certified Passive House Consultant (PHIUS CPHC) or equivalent, preferred

  • OSHA 10 and OSHA 30 preferred
