Description of Job

General Statement Of Duties:

Performs journey level work in the daily operation of automated and mechanical environmental control systems, monitoring power supply systems, and performs general building and facility maintenance and repairs independently and with others at the Ralph L. Carr Judicial Center and the associated 1255 Lincoln Parking Garage.

Distinguishing Factors:

This class performs journey level work in at least one trades area and performs standard level work in a variety of trades areas. The Building Engineer II is not required to hold a trades license at the Ralph L. Carr Judicial Center. This class is distinguished from the Building Engineer I by performing journey level, potentially non-routine work requiring licensure in a variety of trades areas for the construction, maintenance, and repair of facilities and equipment. This classification reports to Chief Building Engineer and Assistant Chief Building Engineer.

Essential Functions:

Performs journey level trades work in one trades area and as performs standard level trades work in a variety of other trades areas, including general maintenance, welding, machining, cement finishing, painting, carpentry, masonry, mechanical maintenance, minor electrical, minor plumbing, minor heating and ventilating, minor air conditioning and/or refrigeration and minor grounds work.

Inspects facilities and equipment to identify construction, equipment, and mechanical needs; and, maintains records and prepares reports estimating materials, labor, and equipment costs.

Works on projects involving the construction, maintenance, and repair of buildings and facilities.

Operates and maintains lightweight and heavy equipment and vehicles in connection with assigned duties and responsibilities.

Uses blueprints to sketch, plan, and design the installation, maintenance, and repair of machines, equipment, and facility structures.

Assists other trades workers in the repair, maintenance and servicing of equipment and facilities.

Supports production efficiencies alongside other trades workers while managing maintenance in the troubleshooting and repair phase.

Assists with complex processing in respect to machinery, equipment and supporting systems.

Performs hands-on aptitude preventative maintenance in the following supportive systems: facilities, plumbing, electrical, machinery, HVAC, painting and other areas as assigned by the supervisor.

Prioritizes Work Orders, handling of urgent requests, responding to tenant and/or client calls and completion of any/all assigned preventative maintenance work with direction from Supervisor.

Troubleshoots, diagnoses, analyzes, and identifies system malfunctions to determine the source and cause of the problems and make recommendations for solvency.

Learns and understands how to use, repair and maintain various systems and mechanical applications.

Adheres to and observes all common safety practices, operating procedures, codes and regulations.

Attends meetings and training as required.

May participate in snow removal duties as assigned.

May be required to be on-call to address emergent needs.

Performs other related duties as assigned or requested.

Supervisor Responsibilities:

No formal supervisory responsibility. Responsible for one's own work product and work within a unit performing similar functions. May provide lead function, advice, or explains work instructions to other less knowledgeable employees or volunteers.

Physical Demands:

While performing the duties of this job, the employee is regularly required to sit, stand, walk for long periods of time, talk, and hear. The employee is occasionally required to use agility and to use hands and arms for repetitive motions. The employee frequently is required to reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl, exercise eye/hand/foot coordination, including use of stairs and ladders. The employee must be able to feel through touch, exercise fine dexterity, regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 65 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment:

While performing the duties of this job, the employee is exposed to hazards including adverse atmospheric, weather, wet and/or humid conditions, temperature changes, bodily fluids, bio-wastes, risk of blood borne diseases, electrical/mechanical/power equipment, moving mechanical parts, driving, radiant energy, gases—including those that are flammable or explosive, vibrations and strain on the body, frequent contact with water, liquid, chemicals, or sanitary sewage, and confined, uncomfortable or awkward locations. The noise level in the work environment is usually moderate to loud. This position is subject to varying and unpredictable situations; may handle emergency or crisis situations; is subject to many interruptions; may handle multiple calls and inquiries simultaneously; and may occasionally handle absentee replacement on short notice.

Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights

This position may qualify for a signing award up to $2,500. The signing award must be determined based on the unique and critical skills required in relation to the job requirements where there is a shortage of qualified applicants.

Minimum Education:

Graduation from high school or equivalent and completion of a trades apprenticeship program, or three years of experience as an apprentice. A valid driver's license with appropriate endorsements must be attained by the end of one year of service. The license must be kept current as a condition of employment.

OR

Two years of experience as a Building Engineer I. A valid driver's license with appropriate endorsements must be attained by the end of one year of service. The license must be kept current as a condition of employment.
