The Colorado School of Mines is looking for a seasoned facilities leader with deep building automation systems and/or HVAC experience to support our growing campus footprint. Located in gorgeous Golden, Colorado, Mines campus boasts 3.5 million square feet of mixed-use space including office, laboratory, campus housing and classroom space. The person we select for this unique position puts customer service first and enjoys working with leaders, faculty, students, and staff at all levels. A ‘can-do’ attitude and willingness to approach complex problems with a solution-orientation is critical to the success of this dynamic and seasoned team.

The Building Operations Division Manager is responsible for the management and operations of the Building Operations Division of the Facilities Management Department and oversees three division supervisors who supervise 20 employees including HVAC, electrical, elevators and building automation systems (BAS).

This position serves as the key advisor to the Director of Facilities Management on mechanical and electrical matters for the Facilities Management Department.

This position works primarily from campus in Golden, Colorado. Expected work hours are typical business hours, with the occasional need to respond to after-hours calls.

RESPONSIBILITIES

General Management Responsibilities

  • Based on performance data, maintainability, new technology and failure analysis, the Manager will recommend new design standards or revisions of existing design standards that should be included in the Campus Design Standards.

  • Develop and implement a preventive maintenance program for the Division which takes into consideration efficient allocation of human and fiscal resources.

  • Develop/forecast budgets for the division.

  • Works closely with division supervisors to determine appropriate organizational structure within the division. Ensures appropriate level of division project involvement is balanced with set maintenance priorities.

  • Develop long-range staffing plan and recommend funding source.

  • Maintain effective communications with the campus community, including planning for response of after-hours calls by staff within the Division.

  • Respond appropriately to customer complaints and escalations.

Operational Responsibilities

  • Lead, manage, and administer the Division.

  • Responsible for all aspects of Division operations. The mechanical division includes HVAC, electrical, BAS and elevators (approx. 23 FTE total).

  • Working with the Budget and Finance Manager and Facilities Management office staff to develop a working understanding of the Facilities Management Computerized Maintenance Management System (CMMS).

  • As required, assist the Capital Planning and Construction Department, Engineering Support, Operations, Commissioning Agent and the Associate Director with project reviews, and special project support.

  • Establish, with Environmental Health and Safety Department assistance, safety regulations that abide by OSHA requirements for the Division. Design measurements for the safety programs and ensures enforcement of policies and regulations.

  • Through direct interactions with the Facilities Management Budget & Finance Manager, Planning and Constructions Contracts Administrator and the CSM Purchasing Department develop an understanding of CSM and State of Colorado purchasing procedures, contracts, bidding process, documents, and regulations.

Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights

Qualifications

At minimum, this position requires:

An Associates Degree in facilities management, business administration, or a trade school, or professional licensure in a trade.

  • Additional experience in managing multiple facility mechanical operations may substitute for the degree requirement on a year-for-year basis.

Andat least 10 years of experience in:

  • Management of multiple facility mechanical/electrical operations

  • Operational planning, organizing, and managing mechanical/electrical trades

  • Managing workflow in a fast-paced environment with tact and diplomacy

  • Demonstrated experience at working independently and as part of a team, taking initiative, and following tasks through to completion.

  • Experience working with a work order system or Computerized Maintenance Management System (CMMS) required.

  • Proficiency with Microsoft Word, Outlook, and Excel.

Preferred requirements:

  • Bachelor’s degree from an accredited four-year institution of higher education in Facilities Management, Engineering, Business Administration or related field.

  • Prior management experience in multi facility educational environment

  • State of Colorado Personnel system guidelines

  • State of Colorado Procurement rules

  • Best practices in Workplace Safety

  • Facilities Management Business Plans

  • Federal, State, and Local Building Codes

    CONDITIONS OF EMPLOYMENT

  • Must be able and willing to maintain a current Colorado driver’s license.

  • Successful completion of a background check, an MVR check and pre-employment drug screen .
