DESCRIPTION/RESPONSIBILITIES: The Director of Capital Projects will be responsible for planning, executing and successfully completing High Hotels capital projects and strategies. The Director of Capital Projects will collaborate with cross-functional stakeholders, and ensure projects are delivered on time, within scope and within budget. Act as the owner's representative to coordinate activities between the Operator, Architect, Contractor, and other design consultants all financial, aesthetic and functional aspects of 1) furniture, fixtures and equipment (FFE), 2) operating supplies and equipment (OSE) and 3) internal technology (IT) for new build hotels and all renovations of existing hotels. Further, the Director of Capital Project Management will report on progress to the President of High Hotels and play a pivotal role in delivering capital projects based on near-term and long-term goals that contribute to the growth and success of our business. This position is located in Lancaster, PA at our Headquarters!

Areas of responsibility for our Director of Capital Projects include: Fundamental job requirements which an individual must be able to perform in order to accomplish the basic duties of the job.

  1. Develop and implement a comprehensive capital project management strategy aligned with the organization's goals and objectives.

  2. Research and use project standards and design guidelines applicable to Marriott/Hilton hotels to drive returns for owner and efficiency/effectiveness for operators.

  3. Develop and manage project budgets, ensuring accurate cost estimation, allocation and tracking throughout project lifecycles.

  4. Lead the end-to-end project management process, from project initiation to closure, ensuring adherence to best practices, methodologies, and project management standards.

  5. Facilitate effective communication and engagement with stakeholders to ensure project expectations are met.

  6. Execute request for proposals to solicit Interior Design Services (ID) from at least two outside vendors for Owner and Marriott/Hilton approval.

  7. Optimize resource allocation to ensure efficient project execution.

  8. Identify potential risks and issues that could impact project timelines, budget or outcomes and develop mitigation strategies.

  9. Ensure the implementation of effective risk management practices across projects.

  10. Evaluate project outcomes and processes to drive continuous improvement.

  11. Champion change management efforts associated with project initiatives, ensuring successful adoption of new processes, technologies or systems.

  12. Ensure that all projects adhere to regulatory requirements, industry standards and company policies.

  13. Implement quality assurance processes to maintain the highest standards of project deliverables.

  14. Review, and modify as needed, interior design concepts as developed by interior designer.

  15. Review, and modify as needed, final interior design documents and materials developed by interior designer, including: a. Plans, elevations and details. b. Special interior design features. c. Furniture, furnishings, and equipment selections. d. Materials, finishes, and colors. e. Type and location of public area lighting. f. Specifications and quantity schedules.

  16. Responsible for the safety and health of all who enter upon the premises of the hotel including its co-workers, customers and subcontractors by placing as his or her top priority the maintenance of the hotel's building, fire and life safety equipment and its procedures for dealing with all types of emergencies.

  17. Required to fully comply with High Hotels, Ltd. rules and regulations for the safe and efficient operation of hotel facilities.

  18. Supports High Hotels' efforts and actions related to Sustainability, ensuring implementation and compliance with the actions within their department.

Our next team member will ideally possess the following educational and work qualifications: * 8-10 years of successfully managing complex capital projects from initiation to completion, preferably within the hotel industry. * The ideal candidate will possess experience in both new hotel construction and existing hotel renovations (i.e. PIP, repositioning, etc.) * Valid Driver's license * Will direct approximately 50 projects per year with individual projects ranging from $10,000 to $4 million for existing hotel renovations. For new hotel construction, projects will cost $10 million
