MIT Lincoln Laboratory Assistant Carpentry Supervisor in Lexington, Massachusetts

Responsibilities: Mon -Fri 1PM - 9PM

The Assistant Carpentry Supervisor (ASC) will report to the Supervisor Carpentry (SC) and is responsible for supervision of part of 1st and 2nd shift operations and maintenance functions. The ASC assists the SC in directing and leading union staff of the Carpentry, Paint and cleaning service contractors in the upkeep and maintenance of all buildings. In addition, the ASC will be the primary leader of the pilot crew, a multi-discipline team of tradespeople that performs light renovation construction projects on a regular basis under the direction of a Facilities Project Manager.

  • The ASC assists in managing the shift operations of assigning, directing, coordinating and checking the work of all trades staff and communicates within and external to Trades Services to ensure timely completion and quality work with minimum disruption to the Lab mission. The ASC will make extensive use of a work order management system in the accomplishment of a myriad of tasks and some projects.

  • The ASC will also assist the SC with responsibilities within Trades Services for building envelope repairs and upkeep.

  • Will work closely with MITLL’s Project Managers, Facilities, and other Departments to ensure regulatory compliance with asbestos projects and guide hazardous material building surveys and abatement contractor’s projects to ensure regulatory compliance; communicate with Federal, State and Local agencies on asbestos related issues with the support of EHS Officers.

  • The ASC will lead the shop in the absence of the SC and will be an integral part of any Lab emergency response where buildings are affected.

  • The standard hours for this position are Monday-Friday 1PM- 9PM, however, essential functions of this position will require occasional duties outside of the regularly scheduled work week to support special events, complete projects, or respond to emergencies. This may include evenings, weekends and/or holidays.

  • Handles and responds to trouble calls as well as Building Management System alarms consisting of HVAC, fire alarm, toxic gas, and security.

  • Interacts with Security Services Department to maintain security and safety on the 2nd shift.

  • Generates work orders within the Computerized Maintenance Management System (SAP).

  • Meets, on a daily basis, with shop supervisors to ensure orderly transition from 1st to 2nd shift. Collaborate with shop supervision on all 2nd shift FSIU employee performance evaluations.

  • Works closely with the Project Manager to establish project priorities within the overall portfolio, communicate project scheduling and cost forecasts/actuals.

  • Collaborates with HAFB running of the Central Boiler Plant on operational issues that could affect the Laboratory complex.

  • Evaluates and make decisions in high stress situations during major utility outages, flooding due to excessive rain, burst pipes or heating/cooling coils, or other problems that could adversely affect the on-going research

Required Qualifications:

  • This position requires a minimum of five (5) years of Carpentry or related supervisory experience in a Facilities Management or Construction environment, coupled with a thorough knowledge of the Carpentry trade. Additionally, experience maintaining all types of roofing systems, with locks and hardware and working in a union environment is desired.

  • Highly proficient in the carpentry trade. Must have a deep understanding and knowledge of all aspects of the trade including but not limited to; tools, equipment & materials common to the carpentry trade, construction methods in layout, remodeling & alteration work, building envelopes, expansion joints, flashing details in both masonry and metal exterior systems, roof systems, exterior window and door systems and drain/gutter systems, rough framing in both wood & metal, installation and repair of doors and windows, finish carpentry, sheetrock, joint compound/ taping, window/ door trim, cove base, cabinet/ countertop installations, flooring installation (VCT, tile, wood, laminate & rubber).

  • Ability to interpret construction documents, order materials and equipment, enforce specification requirements and drive the team toward project schedules.

  • High school diploma required; Associate’s degree or higher preferred

  • This position requires strong communications, interpersonal and analytical skills, including the ability to make sound decisions based on available information.

  • Must be available for the semi-annual weekend utility shutdowns fall and spring

  • Must be able to attain and maintain a DoD secret clearance.

Preferred Qualifications:

  • Have the ability to obtain a state asbestos certification, oversee third party consultants as an Asbestos Project Monitor, analyze asbestos air and bulk samples once training Is complete. Knowledge of asbestos abatement, industrial hygiene, the construction industry, building systems, and building hazardous material surveys preferred.

  • A Construction Supervisor’s license or any contractor licenses are a plus

  • Experience with timekeeping and a work order management system is preferred.
