Job Description:

Parsons KAFD is looking for an amazingly talented Project Director to join our team!

In this role, you will join a professional engineering, construction, and cost management team involved in multiple King Abdullah Financial District (KAFD) projects. KAFD is a master plan development positioned to become Riyadh’s new Central Business District that combines a real estate development of approximately 850,000 sqm of office space, 115,000 GLA of retail, 1,200 residential units, 5-star Hotels, and 600 hospitality keys. KAFD is set to be the main enabler of the KSA 2030 vision.

POSITION OVERVIEW:

Provides direction and management for design and delivery phases of large luxury fit-out projects to assure on-schedule completion within or below budget and in accordance with contractual obligations. The Project Director must be capable of managing a project valued up to $400 million in total installed cost. Prior experience must include significant fit-out project management assignments at the Principal Project Manager level. Experience should also include operations management of personnel and facilities. Relocation to the job site may be required.

SPECIFIC RESPONSIBILITIES:

  • Acts as the company representative for the client and selected consultants, designers, and contractors during the program execution.

  • Negotiates changes to the scope of work with the client and key consultants, designers, and contractors.

  • Collaborates with Business Development to market and secure additional work with clients. Responsible for following up on instructions and commitments associated with the project.

  • Participates in negotiations with regulatory agencies and in public meetings in support of clients.

  • Accompanies designers, contractors, and clients on material selection visits. It may require international travel.

  • Oversees establishment of Project Execution Plans, Master Plan Baseline Programs, Pre Tender Estimates, Cost Plans, Tender Packages, Scope of Services, and other documents as required.

  • Establishes the program requirements for all areas of the project andmonitors the draft and final deliverables for adherence to these criteria.

  • Responsible for developing and distributing a one- to two-page description of the project to all project team members for reference.

  • Plans, directs, supervises, and controls the execution of the assigned project's business, technical, fiscal, and administrative functions.

  • Assigns responsibility for executing project plans to key subordinates after careful assessment of how to utilize their qualifications and strengths.

  • Provides input to performance reviews and development plans for subordinates. If required, field responsibilities may include labor relations, local procurement payroll operations, etc.

  • Mobilizes company resources through liaison with support departments, other offices, or subsidiaries to create project teams capable of completing effective, quality work.

  • Discuss the qualifications required for the key project positions with the profit center and department managers.

  • Collaborates with the office facilities staff to address project space requirements.

  • Works with other managers, project engineers, and discipline leads to develop budgets, schedules, and plans for the various elements of a project.

  • Ensures that the project meets or exceeds the goals established in these plans.

  • Works with the key project individual to devise and execute action plans to rectify potential cost overruns or delays or to accommodate significant changes to the scope of work. Advises the client and company management of changes.

  • Promotes technical and commercial excellence on the project through the application of Quality Assurance processes.

  • Monitors and reports to management on the progress of all project activity within the program, including significant milestones and any conditions that would affect project cost or schedule.

  • Establishes weekly meetings to review project status and formulate action items.

  • Perform other responsibilities associated with this position as appropriate.

EDUCATION/EXPERIENCE:

  • Bachelor's Degree in Architecture /CivilEngineering and typically 20+ years of related work experience is required.

  • The incumbent should have a broad general technical and business background and previousluxury fit-out management experience on similar or related large-scope project types.

  • Professional registration may also be required.

SKILLS/COMPETENCIES:

  • Strong knowledge of luxury hotelfit-out and material selection

  • Strong knowledge of horizontal/vertical development and construction(i.e..infrastructure/buildings)

  • Strong knowledge of FIDIC-based contracting, including Design-Build

  • Team player

  • Ability to mentor others

  • Culturally conscience

  • Manage conflict and pressure environment

  • Good communicator, Fluent in English, Arabic is a plus
