What to expect: Maintains and repairs buildings, equipment, machinery and grounds in accordance with diagrams, operational manuals, manufacturer\'s specifications and departmental procedures at assigned building and as directed by the immediate Supervisor. Essential Duties Ignites boilers and controls generation of a continuous supply of energy for heating buildings and hot water. Disassembles and re-assembles boilers for cleaning and prepares boilers for inspection by State. Tests and treats boiler water using specified chemicals; performs minor repairs such as replacing worn gaskets, tightening joints, and replacing defective meters. Inspects, installs, repairs and replaces pipes, fittings, and plumbing fixtures to maintain the heating, water, gas and drainage systems of the buildings. Inspects, operates and maintains refrigerating, air conditioning and air handling units. Must be knowledgeable and able to use computerized HVAC control systems. Maintains and repairs all aspects of buildings and grounds inside and out as necessary or as directed by Supervisor. Assembles, repairs and maintains furniture and equipment, as well as other parts of the buildings, using hand and power tools. Cuts lawn and maintains equipment; plants and maintains flowers and shrubbery. Removes ice and snow from sidewalks, driveways and parking areas prior to 8:00 AM, during the day and on weekends as necessary. Responds to emergency calls. Performs locksmith work as necessary, including issuing and tracking of keys and keycards (FOBs). Sanitizes Morgue after every autopsy. Maintains electrical circuits, equipment and appliances. Maintains and refuels vehicles and motorized equipment. Transports refuse for disposal or recycling. Unloads freight at times utilizing skid steer and re-stocks areas. Performs cement and carpentry work. Washes, repairs, paint walls; varnishes and repairs woodwork. Complies with the ongoing preventive maintenance program. Secures and locks buildings and offices as necessary. Replaces security cameras. Any other duties as may be assigned. ***** OTHER EXPERIENCE AND QUALIFICATIONS: High school diploma or equivalent. Post high school courses related to required technical skills or three years related experience. Comprehends the principles of plumbing, electricity, carpentry, boilers, refrigeration cooling, painting and mechanics. Familiarity with Federal, State and Industrial codes. Acceptable physical condition. Valid driver\'s license. Understands and effectively carries out oral and written instructions. Ability to utilize computers for preventative maintenance and work orders, HVAC controls, payroll and email systems. Work Environment & Physical Requirements WORKING RELATIONSHIPS Works well with and communicates politely and effectively with others in the Department, Department heads and managers, utility staff, vendors, technical support, contractors, inspectors, FAA and DOC staff as well as the general public. WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS Subject to both indoor and outdoor environmental conditions throughout all seasons including temperatures below zero r above 90 with high humidity. Exposed to noise, fumes, odors, dust or poor ventilation. Hazardous exposure includes proximity to moving mechanical parts, moving vehicles, electric current, working on lifts and high places. Frequently required to wear personal protective equipment such as gloves, safety glasses and vests. Occasionally in close quarters, crawl spaces, shafts, manholes and confined spaces which could cause claustrophobia.
