Universal Health Services MAINTENANCE TECHNICIAN/ PAINTER in WESTAMPTON, New Jersey
Responsibilities
Hampton Behavioral Health Center is a private behavioral healthcare center and offers the most advanced behavioral health, diagnostic treatment services for adults, adolescents and older adults in both inpatient and outpatient programs. Maintains all hospital mechanical systems by performing preventative maintenance and performs repairs throughout all areas of the hospital. Performs minor construction projects consisting of HVAC, plumbing, electrical and carpentry work. Makes routine rounds, performs tests and equipment readings. Performs exterior grounds maintenance. Uses an understanding of the principles of growth and development to assess each adolescent/geriatric patients age specific needs.
Job Responsibilities
Provides on-call maintenance coverage, when assigned
Makes routine rounds, performs tests and equipment reading
Performs exterior ground maintenance
Repairs minor electrical malfunctions and helps install new equipment
Assembles, installs, and repairs pipes, fittings, and fixtures of water systems, and in opening clogged drains
Builds, alters, repairs, and maintains buildings, floors, partitions, windows, doors, screens, wood fixtures, and furniture
Performs preventative maintenance as scheduled, and maintains log-books accurately and completely in accordance with policies and procedures
Attends in-service training, seminars, and other educational activities as required
Perform semi-skilled duties in the construction, alteration, maintenance, and repair on buildings, and mechanical and electrical systems equipment, and occasionally act as a lead worker in such activities
Assist in general repair work involving rough carpentry and painting tasks
Performs other duties as assigned and/or requested

Qualifications
Key Competencies
High school graduate or GED certification
Must be familiar with tools of the trade
Minimum of 0-3 years of experience in the maintenance field
Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until they’re smooth
Applying primer and other sealers to paint surfaces to ensure that paint sticks to them
Mixing and matching paint, stain and other finishes to job specifications
Covering trim, floors, furniture and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint
Removing and reinstalling fixtures (e..g, doorknobs, electric switch covers) as necessary
Following safeguards, rules and regulations
Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers or sprayers
Ability to coordinate several job responsibilities simultaneously
Ability to determine what parts are required for minor repairs and projects and decide if equipment may be repaired internally or if an outside vendor is required
Ability to communicate effectively with staff, management and vendors
Ability to use all electric and hand equipment affiliated with building/ grounds maintenance, including, but limited to power saws, drills, wrenches, lawn mowers, weed eaters, and edgers
Ability to resolve issues in a timely matter
Perform cleaning duties such as dusting and mopping
